Responsibilities

The Building Maintenance Supervisor directs and supervises staff and provides professional knowledge and expertise to support the management, operation and maintenance of the physical plant. Directly supervises a staff of 5 to 8 employees and oversees the work of contractors. Manages the quality, duration, cost and thoroughness of all work under his/her jurisdiction. Unpredictable and critical projects or issues may require the Supervisor to complete his/her tasks before leaving the campus, or may be called upon as needed.

1. Supervising, Managing Performance, Coaching & Training Staff

A. Communicates department goals & performance expectations

B. Directs & Supervises daily work activities for staff. Delegates tasks, ensuring that each direct report knows what to do and has appropriate tools & support.

C. Monitors performance; addresses problems; and coaches staff on performance, skills & knowledge required.

D. Communicates, manages and monitors staff attendance in accordance with applicable laws and College policies including review & accuracy of time sheets & vacation approval.

E. Regularly provides staff and oral and written feedback on job performance.

F. Develops staff by providing opportunities for on-site and off-site training.

G. Conducts mid-year and yearly performance reviews.

H. Creates a positive working environment where direct reports can be successful.

I. Assists with the hiring and termination of departmental staff

2. Planning, Managing & Organizing Work Flow

A. Reviews work orders, determines priorities & assesses jobs to determine feasibility, tools, material, & code requirements

B. Assigns & schedules staff & ensures materials & tools necessary for successful completion are available

C. Observes and inspects work in progress, addresses delays, moves work forward to timely completion; insures that specific codes and regulations are followed

D. Insures all documentation regarding projects is completed appropriately; this includes staff completing work orders with time & materials spent on projects

E. Procurement of materials and tools for job completion.

3. Preventative Maintenance & Safety: Creates & maintains safe & clean work sites & residential facilities

A. Conducts building/facilities/area inspections to carefully assess the physical and functional conditions of facilities.

B. Insures personal protective equipment is available and in working condition, and that staff uses it correctly

C. Working with Environmental Health & Safety Manager, see that staff has training in safety requirements & equipment/tool use

D. Responsible for reporting hazardous conditions and work related injuries & investigation cause; submits work orders to correct any physical, functional or health & safety issues determined during are inspection.

E. Prepares and schedules preventative maintenance work orders.

4. Other Responsibilities

A. Required to participate in the department's on call system, respond to emergencies and interact with sub-contractors & vendors.

B. Ensures the continuity of operations in the absence of the Director and Associate Director

C. Maintains continuous communication with the Facilities Services office daily

5. Risk Management & Stewardship of College Property

All employees in Facilities Services are expected to protect and maintain all College property and the people who come to SMC to learn, live work and visit Therefore the following are required:

A. Proactively identify, report or resolve any and all safety issues as quickly as possible;

B. Proactively identify issues related to code compliance

C. Ensure the campus is clean and orderly; return furnishings and other equipment to their places when moved by members of the community or after scheduled events:

D. Take care to ensure College property is not compromised due to propped doors, broken locks, or left out in the rain or weather. Work proactively to reduce opportunities for theft and vandalism;

E. Ensure that our campus facilities and utilities provided shall have minimal disruption in service. Disruptions in service shall be well-planned with constituent groups and result in the least impact to the campus.

Experience and Qualifications

EEducation:REQUIRED: High School diploma or equivalent

Experience:

PREFERRED:

7 - 10 years general building trade experience in the areas of construction, carpentry, plumbing, electrical and mechanical with journeyman knowledge & skills in at least one area

2 years supervising 4 or more people in building maintenance and repair or equivalent experience.

Skills/Abilities: (e.g. computer skills, written & verbal skills, trades, laws, procedures, technical) Ability to use the tools, machines, equipment and materials of the carpentry, mechanical, plumbing, electrical and/or building trades. Working knowledge of the methods, tools and equipment used in the trades. Ability to read and interpret plans, diagrams, architectural drawings and specifications. Must be self-motivated with the ability to plan, organize, control, set priorities, meet deadlines, work independently and direct all aspects of a building maintenance project. General working knowledge of applicable agency standards and building/construction code regulations. familiar with basic computer operation

Must have excellent decision making, problem solving and analytical skills. Ability to understand and carry-out

oral and written instructions as well has having the ability to explain things to others orally and in writing. Must have the ability to work in a ststrong service environment and work effectively and efficiently under pressure and with frequently changing priorities.

Licenses & Certifications (e.g. CPA, RN, etc.): REQUIRED: Valid California Driver License PREFERRED:

Other Requirements: (e.g. travel, weekend/evening work)

A. Must be able to read, write and speak English; bilingual preferred. The Facilities Services department operates 24 hours per day, 7 days a week, 365 days per year. Therefore, swing, weekend, and emergency shifts are required. Facilities Services employees are considered critical employees and will be required to assist the College in the event of campus emergencies.
