Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.
Job Summary
Performs maintenance and service repairs on heating, ventilating, and air conditioning systems. Installs new units or replacement parts for existing units according to specifications and established safety guidelines. Follows blueprints or engineering specifications to install units. Performs troubleshooting to identify the cause of problems. Maintains and secures a spare parts inventory. Recommends purchasing maintenance equipment and supplies as required to improve processes and efficiencies. Typically requires an apprenticeship and/or completion of technical training. Requires a high school diploma. The regulations governing the location may require an HVAC Mechanical State License and EPA Section 608 Certification (CFC). Typically reports to a supervisor or manager.
Works under the close direction of senior personnel in the functional area. Possesses a moderate understanding of general aspects of the job. May require 0-2 year of general work experience.
Responsibilities
The job duties include, but are not limited to:
- Performs routine corrective repairs and preventative maintenance to a variety of building heating, ventilating, air conditioning, and refrigeration (HVACR) equipment under close supervision. This includes air handling units, chillers, heat pumps, boilers, pumps, exhaust fans, fan-coil units, variable air volume boxes, motors, air distribution machinery, pneumatic and digital controls, hot and chilled water distribution and variable volume systems. Performs seasonal transitions of systems to and from heating and cooling.
- Performs basic repairs of HVACR systems and equipment including air handling units, chillers, heat pumps, exhaust fans, fan coil units, variable air volume boxes, motors, pumps, air distribution machinery, pneumatic and digital controls, hot and chilled water distribution and variable volume systems.
- Assists in major component replacement and systems repairs under the supervision of higher-level technicians. Assists in executing HVACR system repair projects, such as the replacement of air handling units, chillers or boilers as well as emergency repair efforts to repair such units.
- May be required to serve in an on-call status and remain work-ready when scheduled for an on-call period or rotation.
- Perform all other duties/tasks as required.
Required Qualifications
High School diploma or GED from a recognized State or Federal accredited organization or vocational training in HVACR with 1 year experience.

Valid drivers license to drive State vehicles

Associates or technical degree or certification in HVAC field and experience with Johnson Controls Metasys

ABILITIES
Ability to use a building automation system, preference to Metasys
Ability to provide good customer service
Proficient with a computer and computer applications
Ability to learn quickly and be flexible, adapting to changing work environments. Must be able to communicate effectively in person, in meetings, on the phone and via email. Must have an ability to memorize and recall details and transmit that information in verbal, written, or electronic communication. Must have substantial manual dexterity, a sense of touch, ability to see, ability to distinguish between colors, ability to learn, retain, and recall work details.
KNOWLEDGE
Knowledge of HVAC and refrigeration theories, principles, and systems operations.
Knowledge of preventative maintenance practices for HVACR systems.
Ability to read and understand engineering and architectural design documents.
SKILLS
Planning and organizing the most cost effective use of materials, manpower, and equipment necessary to safely perform daily assignments to provide timely support to campus customers, campus security, and employee safety.

Shift: Days: Monday - Friday
Pay Band: 6
Salary Minimum: $18.85/hour
Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position
